Design

It’s simple, we are the ones in the field doing the actual sales, therefore we know what buyers want! We will sit down with your interior design team and create the look for the building… on budget of course!

unit mix and type consulting

We will work together with you and your architect to help determine the best suite mix and floor plans for your building based on market demand and analytics. Leveraging MLA’s advisory department, we can pull infinite historical data to ensure you are creating the right offering for the marketplace. We spend hours pouring over each individual floor plan to ensure every suite has the optimal layout to reach and exceed targeted pricing.

marketing and branding

Each building, like its Developer, is unique. We work together with the branding company and marketing team to help personalise and individualize your project while still showcasing your own personal brand. Brand recognition goes a long ways, especially in a small town, so we make sure that the marketing and branding teams perfectly harmonize the vision of the building with the essence of who you are as a developer.

pricing

We will work together to educate you on what is happening in the market with competitive buildings and how to price your units to make sure you achieve the highest possible price, in the least amount of time. Pricing is a moving target; we will continually update you on the pricing strategies to ensure we make adjustments as needed. We know when to push, and when to pull back. Allow our years of experience and history of exceeding sales targets be a comfort to you as you go through arguably one of the most important phases of the pre-launch program.

Contracts, Disclosure Statements, Condo Documents

These are just a few of the extremely important documents that need to be created in the pre-launch phase. We will work together with the chosen lawyer to develop an individualized Contract of Purchase and Sale and Disclosure statement for your building. We will also engage a strata management company to create your buildings strata package and budget to include in the disclosure statement.

We will facilitate sales by hosting private appointments, realtor and client events, investor meetings, site tours as well as engaging in phone and email campaigns.

inventory management

It is imperative to know what units to launch, at what price, and when. Don’t worry! We will guide you through how to release the phases in your building to achieve the highest prices possible.

client follow up

This is where it often falls apart. We have a proven system for tracking and managing leads to ensure every possible purchaser is fully followed through with. Our conversion rate is one of the industries highest!

weekly reporting

We will provide you with valuable weekly reports, so you know exactly where your sales status is at. This will include detailed traffic reports, lead management reports, and sales reports so you can get the whole picture and provide valuable data specifics to your investors and partners.
